Turnkey Industrial Construction

A New 100,000 Sq. Ft. Head Office Delivered in 10 Months

This turnkey industrial construction project delivered a new 100,000 sq. ft. head office for a private client on Montreal’s South Shore in 10 months, through A+’s integrated design-build approach – design, project management and construction under one point of contact, from first sketch to final handover.

The Mandate: New Industrial Facility Construction to Support Growth

The client, a premium industrial manufacturer based on Montreal’s South Shore, had outgrown its existing facilities. Operational growth demanded more space and more efficiency; the client’s brand demanded an environment that matched its standards of quality.

The mandate: to build, from the ground up, a new 100,000 sq. ft. industrial head office, aligned with the client’s premium brand image and designed to house state-of-the-art manufacturing equipment, in a fixed timeline of 10 months. The client also wanted to modernize and expand the office space, and add employee-focused amenities: a gym, locker rooms, a large kitchen, and an outdoor terrace, all designed to maximize natural light.

The client didn’t have the bandwidth to manage a project like this – permitting, engineering, technical plans, city approvals – on top of running their own operations. So, they didn’t. They handed the entire expansion to A+ Industrial: one team, accountable for everything from pre-development aspects, such as permits to site-specific technicalities, so the client could stay focused on their day-to-day.

The Objectives: A New Industrial Head Office Aligned With the Brand

〉Expand operational capacity to support the company’s growth

〉Modernize the physical space to reflect an innovative, forward-looking approach to business

〉Integrate state-of-the-art equipment and systems, aligned with the client’s standards of operational excellence.

〉Deliver on a tight 10-month timeline, with no compromise on quality

The Challenges of an Industrial Design-Build Project on a Tight Timeline

State-of-the-art equipment

The client’s manufacturing equipment needed more than open floor space – specialized foundations to carry its load and vibration, dedicated data and power runs, and drainage built to its exact specifications. None of that could wait until the shell was up. A+ locked in engineering-equipment coordination during integrated design, before the structure and envelope were finalized, so foundations, data, and drains were built into the base building rather than retrofitted after the fact.

Geotechnical conditions

Geotechnical investigation turned up soil conditions that couldn’t support the foundation loads as-is. Rather than redesign around the problem – eating into both budget and schedule – A+ brought in soil improvement measures early, before foundation work began, so the ground was engineered to carry what the project needed.

Tariff volatility

Tariffs on select imported materials shifted after the budget was already locked. A+ flagged the cost impact as soon as it surfaced and worked with the client to source alternatives and resequence procurement – keeping the project on budget without cutting into the building’s quality or finishes.

The Result: An Industrial Design-Build Project Delivered On Time

〉A project delivered on time and on budget, from a single point of contact start to finish

〉Foundations reinforced using soil improvement measures adapted to the site’s geotechnical conditions, with no impact on the schedule.

〉Modernized production areas, sized for state-of-the-art manufacturing equipment

〉Administrative spaces and glazed façades reflecting the client’s premium brand image
